Home buyers hate going into houses when certain modifications have been done by the current owner.  Just because you or your family like something in your house, does not mean anyone else will.  This article goes into what home buyers hate and why.

Modified Garages

Home buyers hate going into homes where there is not a garage.  If you wanted to turn a 3 bedroom house into a 4 bedroom house by getting rid of your garage, you have made a huge mistake.  Most houses never look right when you convert a garage into a bedroom, a workout room, or an office.  They are typically not insulated correctly and are an eyesore.

Modified Bedrooms

It is ok if you turn one of your bedrooms into an office while you live there but do not install built in shelving because you are going to want to convert it into a bedroom again when you sell.  The only exception to the rule is if you have more than 3 bedrooms.   Even then, you want to be careful and not turn the extra bedrooms into workshops or wine cellars unless you can make them bedrooms again when you list.

Home Buyers Hate Carpet

People love hardwood floors these days so do not cover your floors with carpet if there is good hardwood underneath.  You can typically refinish hardwood for the same price as carpet.  Let the buyers decide if they want to carpet them.

Elaborate Light Fixtures

If your house has chandeliers that look like they belong in the movie “The Great Gatsby”, then replace them with something simpler.  The exception to the rule is if you have a Victorian home or a mansion.  You want neutral light fixtures that appeal to the masses.

Crazy Kids Rooms

If your children’s rooms have been transformed into a Disney movie, Barbie Doll House, or a set from Star Wars, tone it down when you sell.  The new buyers may not have small children and will be turned off by the huge Death Star that has been painted on the wall.

Above Ground Pool

Most buyers see an above ground pools as an eyesore.  If they buyer purchases the home and wants to get rid of the pool, there will be a huge patch of sand and dead grass underneath.

Most people make the mistake of thinking that an in-ground pool is a good investment for re-sale.  That is almost always wrong!  Parents with toddlers fear for their children’s lives because drowning’s are all over the news and media outlets.  Many Realtors tell us that many parents first reaction to pools is that they grab their children when they see it.  Fear is not something you want to instill in a potential buyer.  Not only that, pools have a lot of maintenance.  The exception to the rule is in warmer climates.

Home Buyers Hate Ugly Appliances

If your appliances are avocado green or nicotine yellow, get rid of them.  No one wants a kitchen where the appliances look like the ones on the “The Andy Griffith Show”.  Granite countertops and stainless steel appliances are much cheaper than you think.

Cigarette Smoke

If your house smells like smoke, you might be in big trouble.  Smoke gets into everything from your walls, to wood paneling, to carpet, to trim, to your drapes.  You will want to thoroughly clean your home and replace carpets, and paint the whole house.  Smoke outside after you do all the work and cleaning.

Animal Planet

If your house has cages in the middle of the living room or animal toys scattered out throughout the home, it will be hard to sell.   Consider moving some of the food dishes and water into the garage or places less visible when selling.  It’s a good idea to get the carpets cleaned if there are any odors (many home owners do not realize their house smells bad because they live in it every day).  It is hard to sell a house that looks and smells like a zoo.

Home buyers hate a lot of things, try not to make your home one of them.  Follow the advice above and try to keep your home clean and clutter free.  If you cannot take corrective steps to address issues with your house, sell your house to an investor who will buy the house as-is.
